Buying a home in the Gulf Coast is an exciting journey, but if that home is in a rural area like Prichard, Saraland, or parts of Spanish Fort, it likely relies on a septic system. Unlike a standard home inspection that covers the roof and electrical, a septic system requires a deep dive into the ground. A failed system can cost upwards of $15,000 to replace—a surprise no new homeowner wants.
Most home inspectors will flush the toilets and check if the water drains. This is a "functional flow" test, and it is woefully inadequate. A tank could be cracked or a drainfield could be saturated, but if the house has been vacant for a few weeks, the system will appear to work perfectly for the ten minutes the inspector is there. You need a specialized septic inspection that includes a pump-out and a camera line inspection.
We believe every home buyer should insist on a full pumping during the inspection. This allows our technicians to see the actual structure of the tank. We check for "baffle" integrity—the parts that keep solids from entering the drainfield—y we look for cracks in the concrete or plastic walls. If the groundwater is leaking *into* the tank, it’s a sign of a structural failure that will eventually lead to a total system collapse.
The soil in Mobile and Lamar counties varies wildly. In some areas, you have sandy loam that drains beautifully; in others, you have "fat clay" that acts like a plastic bag. We perform a "stress test" on the drainfield by introducing a controlled amount of water to see how quickly the soil absorbs it. If the water levels don’t drop, you are looking at a field that is nearing the end of its life.
Ask the seller for maintenance records. If they haven’t pumped the tank in 10 years, that is a massive red flag. You should also request the "as-built" drawing from the local health department, which shows exactly where the lines are buried. Knowing the location of your system prevents you from accidentally building a deck or a pool over your leach field later on.
Let us give you the peace of mind you deserve before you sign that mortgage. Our pre-purchase inspections are the most thorough in the region.
